BOOKING TERMS & CONDITIONS
This hiring contract is between the Holidaymaker (the Party) and Broadway House, Country House Holidays (BH) and is subject to the following booking conditions:
- General: A binding contract, between each adult member of the party and BH, will be entered into upon issue of the Booking Notification.
- Payment:
- Bookings and reservations shall only be taken on payment of a 20% deposit. The balance must be paid not later than eight weeks before the start of the holiday. Failure to do so will constitute cancellation of the holiday by the Holidaymaker.
- If the Holidaymaker books the holiday less than eight weeks from its start, the full cost must be paid at the time of booking.
- Cancellation or Alterations by the Holidaymaker:
Any cancellation of the booking by the Holidaymaker (for whatever reason) must be made in writing to BH. If the cancellation is within 7 days of the booking being made, but before commencement of the holiday, then BH will refund all monies paid and the contract will be void. If the reason for cancellation qualifies under any of the following reasons: illness, death, accident or jury service of a person in the party, which prevents the holiday from taking place, then BH will refund any monies paid in accordance with the table set out below. Where there is no qualifying reason for cancellation the Holidaymaker will not be entitled a refund.

- Website / Brochure Information: The information contained in the Website / Brochure is believed to be accurate at the time of publication. Whilst BH takes all reasonable steps to ensure the accuracy of it’s advertising, it cannot accept responsibility for errors contained within it or the results therefore. All distances are approximate and facilities may be altered or withdrawn.
- Cancellations by BH: In the unlikely event, and where the Holidaymaker is not in breach of booking conditions, it is necessary for BCHH to cancel the holiday accommodation, BH will refund in full all monies paid and be under no other liability.
- Number of Persons Using the Holiday Accommodation: The number of persons using the holiday accommodation must not exceed the number stated on the Booking Notification. BH is entitled to ask the Holidaymaker to leave if this Condition is broken. This will be treated as a cancellation by the Holidaymaker and Condition 3 herein shall apply.
- Pets: Holidaymakers are liable for all damage caused by pets. Holidaymakers are asked to remove all trace (inside and outside) the holiday property of pet occupation before departure. BH will be entitled to charge for any cleaning made necessary by pets. At all properties where pets are permitted they are not allowed on beds or furniture. Within the boundaries of the Holiday property, including the garden, dogs must be exercised on a lead and they must not be left unattended at any time in the holiday property.
- Arrival and Departure:
- Unless otherwise stated on the Booking Notification, the normal time of occupation is 3pm on the holiday start date, and the holiday accommodation must be vacated by10am on the last day.
- It is incumbent upon the Holidaymaker to make contact with BH no later than 48 hours before the start date to finalise an arrival time and key collection arrangements. Thereafter, the Holidaymaker must advise BH of any arrival delay at the earliest opportunity so that suitable arrangements may be made for later entry. If this procedure has not be complied with and where delayed arrival prevents the Holidaymaker immediately accessing the Holiday Property the Holidaymaker will bear full and complete responsibility for arranging and bearing the cost of any temporary accommodation, or other arrangements made, until access to the Holiday Property can be affected.
- The Property Owner cannot accept any claim arising out of delayed arrival to a holiday property, or cancellation of a holiday by the Holidaymaker, due to adverse weather conditions that prevent travel to the Holiday Property temporarily or at all.
- Holidaymakers Responsibilities:
- The Holidaymaker must leave the Holiday Property and all the furniture, fittings and effects, in the same state of repair, condition and cleanliness as at the start of the holiday. BH will be entitled to make an additional charge to the Holidaymaker if extra cleaning is made necessary as a result of the property being left in a dirty condition upon the Holidaymakers departure.
- The Holidaymaker will be responsible for all damage or loss that occurs to the property or its contents during occupation.
- Where the Holidaymakers abuses the Holiday property and / or display rude or offensive behaviour to the Property Owner, BH will be entitled to terminate the holiday and no refund will be due.
- It is the responsibility of the Holidaymaker to make any specific requirements/ needs known at the time of booking and to ensure that the holiday property selected is therefore suitable. Additionally the Holidaymaker must carefully check the Booking Notification and note that if a particular requirement is not specified on the Booking Notification that it will not be provided.
- Dissatisfaction:
- Every effort is made to ensure an enjoyable stay. However, in the unlikely event of dissatisfaction, or any problem with the Holiday Property, the Holidaymaker must advise BH immediately upon arrival or immediately a problem occurs during the holiday period so that a fair opportunity to rectify any difficulties is given. Should the Holidaymaker fail to follow this procedure then BH will place into effect condition 10.2 herein.
- If the Holidaymaker vacates the Holiday Property prematurely as a result of any alleged dissatisfaction, or makes any form of claim on return from the holiday, and has not followed the simple procedure above, then no liability for any subsequent claim will be accepted or correspondence entered into.
- Access: BH shall be allowed access to the Holiday Property at any reasonable time during the holiday occupancy.
